For First Time Home Buyers: 
1. Affordability - Determine your price range.
2. Needs - Be aware of outside factors like school systems, economic growth, etc.
3. Buyer's Advocate - Interview potential Realtors. 
4. Financing - If you want to shop several financial lenders, ask each of them to furnish a "good faith estimate of costs" and a "federal truth in lending" document in writing. 
5. Downpayments - With a financial lender or mortgage officer, explore options to the typical 20 percent downpayment. 
6. Making the offer - If the house is "right", make an offer contingent upon inspection. 
7. Counter offers - Expect the seller to counter your initial offer. 
8. Contingent upon inspection - Hire an independent home inspector to work on your behalf. On other inspection findings, get repair estimates and negotiate payment by seller or sumbission of lower offer. 
9. Payment mortgage points - The cost of a mortgage point is 1 percent of the total cost of the home. You can pay points to lower your mortgage interest rate; however, 1 point equals 1/4 of one percent. 
10. Title insurance - Lenders require title insurance to ensure there are no outstanding liens on the property.
